Why is it so hard to buy a first home?

According to data reported by the PEW Trust and originally gathered by CoreLogic, as of 2022, investment companies take up about a quarter (25%) of the single-family home market.

Looking at the chart from the Washington Post, is is worse here – it looks like >33% of homes in the DMV are bought with cash.

Specifically, investor purchases accounted for 22% of all American homes in 2022. Over the last decade, the number of investors purchasing homes has increased 10% to 15% each year, except for 2020 to 2021, which, according to a study by Redfin, saw an increase of over 80%. -- todayshomeowner.com Why is this allowed? Isn’t it enough they own nearly all apartment complexes? With the VVA in place -- we could have a law limiting this problem by only allowing individuals to buy homes.
